Glass Top Tables On Balconies

All Owners … Please be aware that several units have had their glass tops from their balcony tables fly off during high winds and cause damage below. These table tops create a liability to owners and the Caribe Resort guest. Next week beginning Tuesday August 25th the COA staff will be inspecting all condos and identifying which units have glass top tables.

It is recommended that this type of table top be replaced as soon as possible. As you are aware, pop-up storms appear on the coast quite often and the winds associated with the storms easily lift objects on the balconies. Please let us know if we can be of any assistance.

Letter From The COA Board of Directors

March 9, 2015

To: Caribe Resort Owner
From: The COA Board of Directors
Subject: Items in unit entry and common elements

Dear Owner,

Over time the Caribe Owners Association has been flexible with allowing owners to keep items outside the entry to their unit such as decorative plants, benches, wreaths, door mats, attachments such as lock boxes for keys, in addition to lights on the balconies etc… Due to several owner complaints and COA liability we are now enforcing the policy to have all items, at the front door entry and items visible thru the front bedroom units to be removed at your earliest convenience. In addition, decorative strung lights, banners, and towels also need to be removed from balconies that are visible.

We do realize this is home for many owners and a personalized entry is very warming to your friends and family. The board is also concerned that these items can be easily thrown off the corridors and causing damage and injury to anyone who may be in the atrium.

Please remove these items ASAP. If for any reason you are not available to remove your items within 10 days, the Caribe Realty staff will be employed to set your items inside your unit.

We appreciate your cooperation.

Sincerely,
Caribe Owners Association, Board of Directors

Caribe Condo Security

Dear Caribe Homeowner,

It has come to the attention of the Caribe Homeowners Board that there are several units with key lock boxes mounted to the doors and door frames. If your unit has a lock box mounted to the door, it must be removed and the door must be properly repaired by January 15, 2015. If the lock box is not removed, Caribe will remove the lock box and charge the cost of the repair to the homeowner. If you cannot complete this by January 15th 2015 but intend to, please contact Stan Szapiel at 251.980.9020 or email sszapiel@cariberesort.com

This situation has been highlighted before. Per our documents keys and entrance to any unit are available through the front desk. Everyday the are available to service guests, owners, vendor and other business needs. Thank you for your cooperation.
